Gold Coast Accommodation - The Discount Market

Surfers Paradise

By Terry Hely

We have all been on travel websites searching for great deals on vacation accommodation and seen the adverts for last minute discounts or standby discount rates, or some other variation on the same theme. All of these ads promise huge savings on the published rates. So what does all this mean and what do you, the potential buyer, need to understand about this market sector?

Discount sites are a very valuable service for connecting price conscious buyers with the lowest cost accommodation options, usually subject to a time limitation. The scenarios outlined below are discussed here simply to raise the awareness of potential buyers because there is an element of "let the buyer beware" in this marketplace.

In most cases the buyer will be entirely satisfied with the accommodation allocated to their booking. However, if you are a "price above all else" type of buyer, there are some realities that you should bear in mind.

Websites that specialize in last minute standby discounted accommodation are where the property managers off-load their unsold stock. Most of the discount sites have a limitation where a booking can only be made 21 or 28 days in advance. You are not going to be able to use these sites to book your annual vacation 6 months in advance for dates at the peak of the high season and get discounted rates.

Low season periods see occupancy rates that are much lower than at other times of the year so the discount sites provide an opportunity for property managers to market their units at lower rates. Guests paying discounted rates at least covers operating costs which is much better than no guests at all.

It's a reality that every resort and apartment block has units that are hard to sell, such as ground floor or first floor units without views, or back of house units that overlook the adjoining property, or poorly maintained units where the owner has not spent any money. Yet the owners still expects a return on their investment so it is hard to sell those units to a public paying the full tariff. One solution to this predicament is to market the units on discount websites.

The key thing to realize is that heavily discounted apartments are, for whatever reason, unsold stock. If your dates are in low season, then there is probably no limitation on the apartment allocated to you as there will be lots of empty apartments. But if your dates are in mid or high seasons, then it is very likely that you will be allocated a unit that is unsold for a reason. Low level floor, dated and worn furnishings and fittings, lack of maintenance, no air conditioning are all possible reasons why some units end up in the discount pool.

Guests paying full tariff always get the best apartments to encourage them to come back next year and to provide word of mouth referrals. As a discount buyer you are not going to be allocated a prime apartment, thereby displacing a guest paying full tariff.

Taking all that account, happy hunting for the best price on your Gold Coast accommodation!

Short Breaks - What Makes Accommodation Special?

By Sarah Avery

Where we holiday is certainly an extremely personal choice for most of us. Some people's idea of heaven is to trek miles into untouched bush land and stay under the stars surrounded by crickets making music. They don't seem to notice the mosquitoes chewing them to bits, the wet patch in the sleeping bag or the 100% humidity!

Or you may have more my own personal taste which tends towards luxury holiday resorts where everything it very much to hand. I don't mind driving or even flying miles or hours to get somewhere well away from the smiling hordes, as long as I can order a flat white skinny at the end of the journey, preferably served by a very attentive member of the hotel staff who is really friendly without being intrusive. I really do appreciate waitpersons (politically correct? Great people anyway!) in restaurants and cafes who are quick to serve you but wait for you to catch their eye or need attention - I don't find being singled out for attention the minute I walk in the door and pursued until I order at all relaxing. Even staff at a perfect resort (where all the rooms are well laid out, everything clean and tidy, with all those little extra little touches like toilet rolls folded into corners as well as a spare roll in the cupboard are catered to) still make the different between a really enjoyable relaxing break and a holiday where you are glad to be home again.

Most luxury resorts these days have all the facilities if they have 4 to 5 stars but the places you really remember and go back to are the ones with the fabulous people who make you feel like you're the only guest they have to worry about. I am just so impressed with the lovely folk who seem to have this gift - when you've perhaps driven miles or are at the end of a long flight where you have been waiting in queues for hours or sitting in a plane somewhere - they welcome you with a smile and a commiseration at the same time as efficiently booking you into your room and getting you off your feet as soon as humanly possible.

I find time and time again that I go back to the resort for the people, not necessarily the amenities although I think I have become very spoiled from holidaying in Australia and finding that in most places all over this fabulous country you can usually find both. Sometimes it can take a bit of finding. I remember having booked into a motel which was literally across the road from where I was attending a conference - only to find that even having booked about three months in advance they had given me a pokey little room behind the motel office which was furbished with dark wood panelling and absolutely reeked with cigarette smoke. That was one of the few occasions when I decided to cancel the room and move, despite protests from the owners that I would never find another room in the area because it was a busy weekend. Not only did I find other accommodation - I only had to pay an extra $10 per night for an apartment in a lovely quiet complex two minutes down the road, well away from the busy, noisy centre of town, with leafy balconies and full kitchen facilities. Just goes to show what you can achieve when you put your mind to it and decide not to accept second best. I have stayed in the same place a few times now and the people are always pleasant and will go out of their way to help.

I travel away quite a lot at weekends or on short breaks mid week and although there is always a lot of choice of hotels and special deals to be had I tend to stick to my favourites. It's wonderful at the end of a long trip to walk into a place where you know you will get a warm welcome and that your room will be ready waiting for you with everything in place for a great, relaxing, carefree stay.

How to Choose the Best Accommodations on a Las Vegas Vacation

Hotels Las Vegas

By Craig Elliot

The Las Vegas Strip is one of the best places to go for entertainment on the west coast of the United States. Sporting a wide variety of Las Vegas hotels and casinos, nightclubs, restaurants and other attractions, you will be able to find something for everyone in your family. There are many, many attractions to see when you visit Las Vegas so you need to plan your time according to the things that you want to enjoy the most.

There are roughly 115 hotels on the Las Vegas Strip itself. Most of these include 1,000 rooms. Depending on whether you want to stay right on the strip or off the strip you will find luxurious hotels with accommodations such as spas, swimming pools, hot tubs, room service and four star restaurants. Many of the hotels also have casinos to enjoy exciting evenings of gambling, music and fun.

When looking for social based entertainment in Las Vegas, the nightclubs are the first place you should look. Ranging from wild parties at the Coyote Ugly in the New York New York to sophisticated evenings of wine and champagne at the Risqué there is a club to suit everyone's desires and tastes. If you intend on being in Las Vegas over the holidays, such as around New Years, you will want to arrange in advance for reservations, as these clubs become the soul of the party in Vegas. Most hotels in Las Vegas have at least one club on the premises.

Perhaps one of the most enjoyable aspects of Las Vegas is dining at the various restaurants located on and off of the Strip. Every hotel tends to have a variety of different restaurants. There are also many buffets and great deals to be found, which makes the Strip a surprisingly affordable place to dine.

If you are traveling to Las Vegas with your children they will be pleasantly surprised with the amount of activities designed for their age group. Las Vegas is a great family getaway. The Aquarium is nice but it can be expensive relative to other aquariums across the country. Inquire about the current additions and attractions at the Aquarium. Several improvements have been added to the Aquarium over the last few years.

Following an exploration of the deep ocean, you and your family can head over to the Grand Canyon's stunning West Rim. At the West Rim you will have time for sightseeing, or a leisurely walk and a lunch. This trip to the Grand Canyon's West Rim offers one of the clearest views of the Colorado River. Enjoy a complimentary breakfast on the way to the canyon. At the rim, you'll have time for a leisurely walk at Guano Point before you enjoy a lunch of turkey chili with three types of beans and roasted tomatoes, cole slaw, corn on the cob, corn bread and peach or apple cobbler. On the way back to town, your tour includes a stop at the 900-year-old Joshua Tree forest.

For an in-depth, educational experience, the Discovery Tour of Hoover Dam is perfect. On the way home, stop off at Ethel M Chocolate Factory and Botanical Cactus Gardens. Standing 725 feet above the Colorado River, Hoover Dam is a sight not to be missed. You'll learn about the construction of this great wonder, plus the rich history of agony and accomplishment that made it all possible. Included in this package is an additional guided tour at the dam's visitor center that will take you to the generator room on the Nevada side and give you access to the exhibits in the visitor's center. Afterward, enjoy a stop at Ethel M Chocolate Factory and Botanical Cactus Gardens, one of Southern Nevada's most interesting draws. See how chocolates are made and take a stroll around a beautiful water conservation cactus garden.

Also, your family can experience Zion National Park and expose your senses to the true beauty of the Southwest. Your tour begins with hotel pickup in a comfortable sports utility vehicle. Upon arrival at Zion, you will marvel at the towering plateaus and mesas, as well as the world's tallest sheer sandstone walls. You can also get a glimpse of the Virgin River, the river which took part in carving Zion into its beautiful landscape. Also at Zion National Park, your family could see panoramic carvings like Court of the Patriarchs, Angel's Landing, The Great White Throne, Temple of Sinawava and the wondrous Weeping Rock. This majestic trip is truly a photographer's dream. Make sure to bring your camera and capture the breathtaking scenery of Zion National Park. At the end of the tour, enjoy a comfortable ride back to your hotel by SUV.

There are many attractions to see while in Las Vegas. Whether traveling with your significant other or the whole family, Las Vegas has something for everyone.
